If you are a looking for a traditional rental management program, we offer our Property Investment Management (PIM) Program. This program is designed for individual investors who want to focus on investing and leave the day to day to a professional property management company.

Our PIM Program is a full service program. It includes finding potential tenants, showing your property, screening and approving the appropriate tenants, moving in the approved tenants, collecting monthly rent and upon leasing expire either renewing the lease or completing a move-out of the tenants.

We use all the resources available to us to find tenants for your property. Depending on the city and property we advertise on free and pay for service websites and the local newspaper. We also have a working relationship with various companies to place out of town workers on contract in various cities.

Our screening process is the same for all tenants: we complete employment verification, confirm quality of tenancy with the last two landlords, and pull a credit report from Equifax. If they pass the screening process then they are able to provide the security deposit and move in. All security deposits are equal to rent unless agreed upon by the Owner in advance.

Our standard policy is no pets, but each Owner has the ability to accept or decline pets if they wish. We handle all of the phone calls from the tenants 24/7. The tenant will never have personal contact with you unless you wish to have that.

We email financial reports and include a copy of all invoices on a monthly basis. All Owner payments are sent electronically and received by the 25th of each month.

Our rates start at 10% of gross collected rent. We don't get paid unless we collect rent and there is no charge for vacant units. There is a one-time leasing fee per tenant of 50% (25% in Fort McMurray) of the first full month rent. The leasing fee is only charged once in a 12 month period even if multiple tenants move-in.

Our rates are lower if you have multiple properties at the same location or a complete apartment building. Please contact Peter for more details.

Effect February 1, 2011 All extra costs including online advertising, office expenses (postage and photocopy charges) and bank fees (cheques and bank account costs) are included in the management fee. The costs related to printed advertising, tenant removal, and repair and maintainence of the unit are the responsiblity of the owner. We do not charge an administration fee on invoices that we pay on your behalf. All fees are subject to GST.
